Todd has over 30 years of real estate experience in North America and Europe and co-founded Capital Developments in 2007. He is responsible for oversight and management of all business areas with a focus on corporate strategy, executive resources, investments and capital partners. Prior to Capital Developments, Todd represented TrizecHahn Corporation and was one of the founding executives and CEO of TriGranit Development Corporation from 1996 – 2006. During this time the company established operations in 12 countries throughout Central and Eastern Europe, developed a large portfolio of award-winning projects and positioned TriGranit as one of the leading developers in Central and Eastern Europe. Todd graduated with an HBA designation from the IVEY School of Business and is a member of the Young Presidents Organization. He was a founding investor and Board Member of JCM Power, a leading renewable energy provider in emerging markets and has held positions on various corporate and community Boards. Todd continues to pursue a lifetime passion for the outdoors and competitive sports.

Jordan co-founded Capital Developments in 2007 and is responsible for overseeing the firm’s management including strategy, acquisitions, partnerships and development. He has accumulated over 27 years of real estate experience in North America and Europe. He was formerly the Chief Development Officer of TriGranit Development – one of the leading developers throughout Central and Eastern Europe. Jordan is currently a member of the Innovation Committee at the Peter Munk Cardiac Center, Board Member of Hold’em for Life Charity Challenge (an organization that has raised in excess of $30 million for cancer research), and a member of the Board of Governors of the Bishop Strachan School and a Co-Founder of Kids for Kids. Jordan has a love of family, and enjoys travel and fitness. Jordan has a B.A. from McGill University.

Carlo oversees the day-to-day operations of Capital Developments. Prior to Capital Developments, Carlo co-led high-rise office development for Oxford Properties Group where he managed a pipeline of over $5 billion and active construction of over $1 billion. Carlo has also been a management consultant for both Boston Consulting Group and Bain & Company. Carlo is an avid traveler having visited over 75 countries, an amateur astronomer, a proud father, and a horror movie enthusiast. Carlo has an MBA from Harvard Business School and a B.Comm from Queen’s School of Business.

Geoff leads the Development Team at Capital Developments. Prior to Capital Developments, Geoff co-led high rise development at Great Gulf where he managed the acquisition and development of several mixed-use projects in Canada and the US now representing 2 Million SF of active construction and a development pipeline of 4 Million SF. Notable projects include One Bloor Street East Condominiums and Frank Gehry’s first residential high-rise project in Canada. Geoff is a ski and snowboarding enthusiast, proud husband and father, and ardent urbanist who takes every opportunity to travel to different cities to experience their culture and interests. Geoff has an MBA from the Schulich School of Business with a specialization in Real Property and Infrastructure and a degree in Mechanical Engineering from Queen’s University.

At Capital Developments, Adam is responsible for the financial operations, investor relations and the execution of the acquisition pipeline. Adam has over 15 years of experience in investments and finance. Prior to Capital Developments, Adam worked as an investment professional for OMERS Infrastructure, including leading investments across North America in the digital infrastructure space. Adam was instrumental in OMERS’ first acquisition of a digital infrastructure investment in North America. Prior to OMERS, Adam worked for the Ontario Teachers’ Pension Plan and SmartCentres group of companies. He began his career at KPMG LLP in the real estate group where he obtained his CPA, CA designation. Adam is a graduate of York University with a Specialization in Accounting and has completed the CPA In-Depth Tax Program.

Joy has over 10 years of real estate experience and has involved and successfully launched more than 9 high rise mixed-used projects throughout the GTA, encompassing over 4,500 residential units and a total sales volume of $2.9 billion. In each case, the project launch out-performed company’s internal targets regarding both sales velocity and revenue achieved. She is involved in every step of the process from inception through sales and marketing process, to completion and closing. Prior to joining Capital Developments, Joy was the Vice President of Marketing and Sales at Cresford Developments. Notable projects 1000 Bay, Casa 2 & 3, Gloucester on Yonge(Clover on Yonge), 33 Yorkville and Concord Sky(YSL). Joy is an avid golfer and a snowboarding enthusiast. Joy graduated with an Honours, Bachelor of Science degree in Mathematics and Statistics from University of Toronto and she also holds a Real Estate Broker license.

Andrew has over 17 years of real estate experience in Canada. At Capital Developments, Andrew oversees financial operations and planning for all projects including financial modeling, and investor relations. Andrew also oversees development and execution of the Capital Developments acquisitions pipeline. Prior to joining Capital Developments, he worked as an Analyst to the CFO at DREAM while Dundee REIT became the largest office REIT in Canada. Andrew was also involved with DREAM as they completed the IPOs for Dundee International REIT, Dundee Industrial REIT and numerous acquisitions. Prior to working on the finance side of real estate, Andrew was a structural engineer.

Chris manages a portfolio of development projects at Capital Developments, from feasibility and design through delivery and has over 10 years of experience working in the development industry in the GTA. Since joining Capital Developments in 2018, Chris has led the rezoning for over 4 million square feet of mixed-use projects in Toronto. Prior to joining Capital Developments Chris worked at Minto Communities where he contributed to numerous high-rise and low-rise projects in the GTA and Ottawa. Chris is a member of BILD’s Young Builders’ Committee where he and other young leaders facilitate educational and networking opportunities for the next generation of leaders of the GTA home building and land development industry. He is also a board member on the Yonge + St. Clair BIA. Chris has a B.Comm with a major in Real Estate and Housing from the University of Guelph.

Tim has over 8 years of real estate experience. At Capital Developments, he is responsible for leading the corporate and project accounting, financial reporting, and treasury functions. Prior to joining Capital Developments, he worked as Vice-President, Finance for Northcrest Developments and previously as Controller at TAS. Before moving to real estate, Tim spent five years at BDO Canada where he obtained his CPA, CA designation.

Michael leads the Construction Team at Capital Developments with over 15 years of experience in high rise residential construction. Prior to joining Capital Developments, Michael was a Senior Project Manager at Tridel where he managed several residential projects totalling over 2200 suites with construction costs exceeding 1 billion dollars. Outside of work, Michael likes to travel, cycle and is a history enthusiast. Michael has a M.A.Sc. and B.A.Sc from the University of Toronto with a specialization in structural elements and durable building materials.

James is part of the post construction Customer care program at 2131 Yonge Street, and manages the technical audit related to the building. He has experience in high rise construction and has previously worked as a Project Manager for Architectural Firms, managing projects from design stage to construction. James is an avid collector and restorer of vintage electronics and furniture, and he enjoys open water scuba diving.

Sharmin primarily focuses on full cycle accounts payable while also performing month end processes, preparing loan draw documents and other financial reporting. Prior to Capital Developments she gained experience in the real estate finance and accounting field working at Stafford Homes and P1AG Cineplex Entertainment overlooking the Central USA operations. Sharmin has been living in Toronto for 8 years and loves exploring the city. She is a foodie and is always looking for the next treasure in the city. She loves board games and is always up for a good competitive strategy game.

Alida is responsible for corporate and project marketing on social media. She graduated from Sweden’s Mälardalen University where she specialized in Information Design. Prior to moving to Canada and Toronto in 2021, she worked as a Marketing Coordinator for Sweden’s largest educational publishing company, Studentlitteratur. Outside work, Alida enjoys long walks through IKEA, axe throwing and spending quality time with friends and family, including her cats Kitt and Kasper.

Ashish has more than 15 years of experience in delivering Customer Service in residential real estate. At Capital Developments, he leads the Customer Service team and is responsible for creating an after-sales Customer Experience program. Prior to joining Capital Development, he was Client Care Manager at Remington, successfully delivering projects such as Signature, IQ and York Condominiums. He holds B.Eng. (Civil) from MS University of Baroda (India) and Home Inspection Certification from Seneca College. Outside work, he enjoys reading non-fiction, listening to Indian Classical music, and spending time with the family.

Dichelle is an accounting professional with extensive experience in real estate development. At Capital Developments, she is responsible for managing corporate accounting and finance as well as overseeing various projects. Prior to joining Capital Developments, she worked with JD Development Group which she led the accounting team. Dichelle enjoys nature tripping, love watching basketball and taking care of her family.

Sarah is responsible for the day-to-day management of many of the company’s development projects. Prior to joining Capital Developments, Sarah worked at Core Development Group as the Manager of Acquisitions, reviewing and underwriting acquisition opportunities for various development sites in the GTA. She also worked at Altus Group on the commercial research team. Sarah enjoys art and design, painting, and caring for her houseplant collection. Sarah holds a M.SC in Planning from the University of Toronto.

At Capital Developments, David is responsible for working on and managing the project accounting function. David's development accounting experience came from his time at Lanterra Developments and Distrikt Capital. This was after earning his CPA, CA designation through work in tax focused roles in small firms, including Kapadia LLP and Garber Urback Chartered Professional Accountants. David has a Bachelor of Commerce from the University of Toronto. When not working, he enjoys cycling, skiing and playing with his family of five.

Caitlin manages development projects on a day-to-day basis at the company. Previously, Caitlin worked in real estate acquisitions and development in Toronto and New York City. She holds two master’s degrees from Cornell University – Master of Regional Planning and Master of Professional Studies in Real Estate. Caitlin has a passion for design, development, and planning, which stems from her love of cities (especially Toronto) and place-making. Caitlin enjoys traveling and spending time with her family (particularly her mini-golden-doodle).

Sari is a designated CPA, CA with approximately 15 years of experience in the finance and accounting industries. At Capital Developments, she is responsible for overseeing all aspects of Human Resources. Prior to joining Capital Developments, Sari held senior finance or accounting positions with PC Financial, Loblaw Companies Limited, George Weston Limited and KPMG. She has also sat on the board of directors and acted as the treasurer of multiple charitable organizations in Toronto. She is also a proud mother of three children.

Michael is responsible for overseeing the estimating process of all Capital Developments construction projects. Prior to joining Capital Developments, Michael was an Estimator at Multiplex in Australia where he worked on some of Melbourne’s largest high rise residential projects for over 7 years. Outside of work Michael is an avid traveller and hiker with a passion for landscape and aerial drone photography. He holds a Bachelor’s degree in both Construction Management and Architecture from Deakin University in Australia.

Justin manages development projects at Capital Developments and has over 10 years of high-rise residential design and construction experience that include award-winning and LEED-certified projects. Prior to joining Capital Developments, Justin was a Senior Design Development Manager at Pemberton Group’s construction management division, Saddlebrook Management Consultants, where he was responsible for managing a development pipeline of 5 million SF through the design and permitting phases. Prior to joining the development industry, Justin was a project architect for IBI Group's high-rise residential division for 6 years. Justin is a proud husband and father, avid traveler, and foodie. Justin is an OAA licensed architect and LEED® Accredited Professional with an M.Arch from the University of Toronto and B.Comm/B.A from the University of Calgary.

Luana is the Office Manager and the Executive Assistant to the Co-CEOs. Prior to joining Capital Developments Luana spent over 10 years in the corporate mining sector supporting the Chief Technical Officer through his progressively more senior roles. She excels at calendar management, planning small- and large-scale events, and complex travel coordination. Luana is an avid traveller, nature enthusiast and PADI Divemaster. She is always up for a challenge, whether it’s at the office, on the volleyball court, or rounding to the exact dollar at the fuel pump.

Michael is responsible for ensuring excellence in execution on-site during construction. Prior to joining Capital Developments, Michael was an Assistant Project Manager at CentrecCourt where he oversaw tendering and site reviews. Michael has a B.Eng (Civil) from Ryerson University and is a member of the Professional Engineers of Ontario.

Elda is an accounts payable professional with over 20 years of experience in the real estate and construction industries. At Capital Developments, she is responsible for the full cycle accounts payable process within the project accounting team. Elda has gained her extensive knowledge from her past work experiences at Great Gulf Group of Companies, Oxford Properties and Black and McDonald.

She has earned certifications as an Accounts Payable Specialist and Accounts Payable Manager. In her spare time she enjoys going to the gym, gardening, walking her dog and travelling with her family.

Isabella is the Executive Assistant to the Executive Team. Before joining Capital Developments, Isabella gained over 3 years of experience in the Higher Education Industry, reporting to the Directors of Sales, Students and Career Services. Isabella received a Bachelor of Arts from the University of Toronto, and has lived in the USA, Spain, and France. She excels in relationship building, event coordination, and workplace strategy. Outside of the office, Isabella enjoys sampling the food scene in the city, running long distance, and spending quality time with family and friends.

Sam is responsible for underwriting new investments, acquiring debt financing, conducting due diligence, assisting with the disposition of completed projects, and monitoring the performance of ongoing developments. Prior to Capital Developments, Sam worked on the Canadian Multi-Family Investments Team at Starlight Investments and the Asset Management Team at RioCan REIT. Sam has an H.B.A. from Ivey Business School at Western University. Sam enjoys skiing, watching football, reading history books, and cooking, having completed culinary courses at George Brown College

Deanna has over 7 years of experience in warranty resolution for new home builders. Here at Capital Developments, Deanna oversees the warranty resolution and customer care office at our Azura project. Prior to joining the Capital Developments team, Deanna was the Assistant Manager of Customer Care at Kaitlin Corporation. While there, Deanna oversaw the warranty resolution for all low-rise and mid-rise projects. Deanna graduated with a BSc Psychology from Southern Adventist University, in Chattanooga, Tennessee. Outside of work life, Deanna enjoys spending time with her 3 children, traveling, camping, baking, and hiking with her dogs.

Aun is responsible for preconstruction and design management functions in the early stages of a project’s life-cycle. Prior to joining Capital Developments, Aun worked as Preconstruction Manager at the Canadian office of a global high-rise construction management firm. Aun is a family man, loves to play recreational basketball and is a UAV/drone photography enthusiast. Aun has a P. Eng designation and a B. Eng (Civil) from Carleton University.

Connor is responsible for underwriting new investments, acquiring debt financing, conducting due diligence, assisting with the disposition of completed projects, and monitoring the performance of ongoing developments. Prior to joining Capital Developments, Connor worked on the Investments team at Oxford Properties Group where the group completed over $1B in transactions. Outside of work, Connor is an avid traveller, skier, squash player, and concertgoer. Connor has a Bachelor of Commerce from Queen's School of Business.

George is responsible of all project accounting and finance functions including construction draws, cash calls, deposit release, HST filings and financial reporting. In the past, he has performed similar functions for Liberty Developments, Empire Communities and JD Development group. George is passionate about CD’s brand and expectations and likes to follow trends in real estate. In his spare time, he volunteers at the local community centre. George has a degree from the University of Pune.

Denise acts as a support for Capital Developments' tenants, ensuring that concerns and questions are brought to the appropriate contacts and addressed.

Giancarlo is responsible for the sourcing of development opportunities, strategic expansion of the development pipeline as well as continued cultivation of relationships within the industry. Prior to Capital Developments, Giancarlo managed Land Acquisitions for North American Development Group where he was responsible for the acquisition of mixed-use development opportunities and identifying new growth markets through out Ontario. Giancarlo enjoys travelling, cycling and spending time with his family. He is proud member of the board for Brain Cancer Canada and a 5-time participant of the Ride to Conquer Cancer. Giancarlo has a diploma in Business Management from George Brown College.

Kessel joins the Sales & Marketing team as Sales Administrator. He started his journey in the real estate world at Baker Real Estate as a part-time general administrator during his second year of university where he achieved the position of Head Administrator. Kessel actively participated in the launch of more than a dozen significant projects in Toronto where he meticulously handled the back-end sales tracking for thousands of successful transactions. Kessel’s enduring passion for the real estate industry and his commitment to achieving new milestones continue to make him a highly valuable member of the team. In his free time, Kessel enjoys outdoor adventures and road trips. He holds a Bachelor’s degree in business economics from York University.
