West Block

Capital Developments was engaged by Galen Weston Sr. after years of internal debate on the site. CD master planned, entitled, and delivered a brick-by-brick restoration of the original Loblaw Warehouse, and a new modern head-office and retail. CD also marketed and sold newly-formed density to Concord Adex to offset the costs of the restoration. The project has earned multiple awards.

St. Clair Block Development

Capital Developments was engaged by Wittington to assemble and masterplan multiple acres on the northeast corner of Yonge and St. Clair. Over several years, CD assisted with the assembly of an entire contiguous parcel of 3.5 acres, and rezoning over 1.3 million SF of mixed-use density without an OLT appeal: the largest in the node's history.

Confidential Office Retrofit

Capital Developments was engaged by a large, multi-national InsureCo to evaluate adaptive reuse of an underperforming office asset. Once highest-and-best use is determined, CD will lead the entitlements process, "soup-to-nuts." CD is managing its procurement and governance process in-line with the client's own institutional standards.
