It is with profound sadness that we share the passing of Todd Andrew Cowan, co founder of Capital Developments, on July 29, 2026, following a long and courageous battle with cancer.
Todd lived with his eyes on the horizon.
Whether he was chasing the wind across open water, exploring a new part of the world or imagining what could be built next, Todd brought the same qualities to everything he did: curiosity, courage, discipline and an unwavering belief in possibility.
He was an exceptional business leader, but that was only part of who he was. Todd was a devoted husband to Alexandra, a proud father to Allegra, a loyal friend and someone who made the people around him feel seen and valued. His warmth, humility and optimism left an impression that will endure far beyond the buildings and businesses he helped create.
At the heart of Todd’s life and leadership was a simple belief: Relationships Matter.
For Todd, those words were not a corporate philosophy. They were a way of living. He understood that enduring companies, meaningful communities and great projects are built on trust. He invested deeply in people, valued their perspectives and took genuine pride in helping those around him succeed. The relationships he formed across his family, friendships, community and career were among his greatest accomplishments.
After building a distinguished international career in real estate, Todd returned to Canada in 2007 to establish Capital Developments with his close friend and longtime colleague Jordan Dermer. Together, they built a company rooted in ambition, integrity and respect for the people behind every project. Capital Developments grew to become one of Canada’s leading real estate developers, delivering projects that have helped shape Toronto’s landscape.
Throughout his illness, Todd remained deeply engaged in the future of the company and the people within it. He believed in what Capital Developments could become, not simply because he wanted the business to succeed, but because he wanted everyone around him to succeed.
That future remains in trusted hands. Jordan Dermer continues to lead Capital Developments alongside Carlo Timpano and the senior leadership team Todd helped build. Together, they will carry forward his vision, his values and his conviction that relationships are the foundation of everything worth building.
We will remember Todd not only for what he built, but for how fully he lived. For his generous spirit. For the confidence he placed in others. For the relationships he nurtured. And for the way he continued to look forward, even when the path was difficult. His example will continue to inspire us to do the same.
